Building a new detached garage
When it makes sense
A new detached garage makes sense when you need both vehicle storage and additional covered space — whether for a workshop, recreational equipment, a boat, or simple weather protection for vehicles. Properties in Cherokee, Leighton, rural Colbert County, and rural Lauderdale County with larger lots are well-suited for detached garage builds.
What's involved
We build detached garages from the ground up: concrete slab with proper vapor barrier and edge protection, pressure-treated sill plate, stud framing, OSB sheathing, roofing material (asphalt shingles to match your home, or metal), exterior siding or brick, overhead door and opener installation, and basic electrical (lights and outlets). Insulation and finish interior work (drywall, painted walls, epoxy floor) are optional additions.
Detached garages require building permits in Colbert and Lauderdale County. We pull the permit, schedule the footing and framing inspections, and coordinate the final sign-off.
Cost
- Basic 24×24 detached garage (2-car, no finish interior): $35,000–$50,000
- 24×24 with insulation, drywall, and basic HVAC: $50,000–$70,000
- Finished workshop or studio above the garage: add $25,000–$45,000
Converting an existing attached garage into living space
When it makes sense
Garage conversions are popular when a family needs more interior living space — a bedroom, a home office, a playroom — and the existing garage is underutilized. It's often significantly less expensive than building a room addition because the structure (walls, roof, slab) already exists.
What's involved
A garage conversion involves: framing interior partition walls, adding insulation to exterior walls and the ceiling, running electrical for outlets, switches, and lighting, adding an HVAC register or mini-split for conditioning, flooring over the slab (LVP or tile work well over concrete), drywall, and finish work. The existing garage door opening is typically framed in and closed with an exterior wall and window or converted to a patio door.
Garage conversions require permits — it's a change of occupancy, which always requires building department review and inspections.
Cost
- Basic garage conversion (insulation, drywall, electrical, flooring): $18,000–$32,000
- Conversion with full bathroom addition: $35,000–$55,000
- High-finish conversion (custom closet, built-ins, mini-split HVAC): $40,000–$65,000
The tradeoff
Converting a garage removes your covered vehicle storage, which can affect home value and resale appeal in Northwest Alabama, where most buyers expect at least a one-car garage. If your property allows it, the best approach is often to build a new detached garage and then convert the existing attached garage — giving you more living space without losing vehicle storage.
