Finding a reliable remodeling contractor in Cherokee, Florence, Muscle Shoals, or anywhere in Colbert and Lauderdale County requires more than checking Google reviews. Here's a practical checklist from a licensed contractor who's been working in Northwest Alabama for years.
Step 1: Verify their license and insurance before anything else
In Alabama, residential contractors working on projects over $10,000 must be licensed by the Alabama Licensing Board for General Contractors (ALBGC). You can verify a contractor's license at the ALBGC website. If they're not licensed, walk away — no exceptions.
Beyond the license, ask for proof of:
- General liability insurance — minimum $1M per occurrence for most residential projects. This covers damage to your property during construction.
- Workers' compensation — covers their workers if someone is injured on your property. Without it, you may be liable for injuries.
Ask them to email you a Certificate of Insurance (COI) from their insurance agent — not just a copy of the policy declaration page. A legitimate contractor can get you a COI within a few minutes.
Step 2: Ask who will actually do the work
Many larger remodeling companies sell the job and then subcontract everything to the lowest bidder. Ask specifically: Do you have employees on your crew, or do you subcontract all labor? Who will be the foreman on my project, and how often will you personally be on site? This matters — project quality is heavily influenced by who's actually swinging the hammer.
Step 3: Ask about permits
Any structural work, plumbing changes, or electrical modifications require permits in Alabama. If a contractor says you don't need permits for a job that clearly requires them — or suggests skipping permits to save money — that's a serious red flag. Unpermitted work creates liability, affects your homeowner's insurance, and can cause problems when you sell the home.
Step 4: Get everything in writing
A proper contract includes: scope of work (specific and detailed), materials to be used (brand, model, grade), project schedule with milestones, payment schedule tied to milestones (not just dates), change order process, warranty terms, and what happens if there are cost overruns. If a contractor won't give you a detailed written contract, don't hire them.
Step 5: Payment structure matters
Legitimate contractors typically ask for 10–30% upfront (to cover material deposits), with the rest tied to project milestones. Never pay more than 30% before work starts, and never pay in full until the job is 100% complete and you've done a walk-through. If a contractor asks for large payments upfront, that's a warning sign.
Red flags to watch for
- Can't produce a COI within the same day you ask
- Door-to-door solicitation, especially after storms
- Asks to be paid in cash only
- Price seems dramatically lower than other bids (usually means shortcuts)
- Pressures you to sign immediately
- No physical address or local presence
- Unwilling to provide references from recent local jobs
