Choosing a remodeling contractor in Northwest Alabama is one of the most consequential decisions in a home improvement project. The contractor controls your home during construction, manages tens of thousands of dollars in materials and labor, and is responsible for work that will affect your home's value and livability for decades. Getting this decision right matters. Here's how to evaluate contractors in Colbert and Lauderdale County.

Step 1: Verify the license

Alabama requires a contractor's license from the Alabama Licensing Board for General Contractors (ALBGC) for any project over $10,000. You can verify a contractor's license status directly at the ALBGC website — search by company name or license number. An unlicensed contractor operating over the $10,000 threshold is breaking Alabama law, and your homeowner's insurance coverage for related claims may be affected.

Ask for the license number at the estimate stage. A contractor who hesitates to provide it or says they work under someone else's license is a red flag. You want the license held by the entity you're contracting with, not by a subcontractor they occasionally use.

Step 2: Verify the insurance — both types

There are two types of insurance you need to verify:

• General liability insurance: Covers property damage caused by the contractor during work. If they drop a beam through your roof, their GL policy covers it. Ask for a certificate of insurance (COI) naming you as the certificate holder. The COI shows the policy limits and expiration date — look for at least $1 million per occurrence.
• Workers' compensation insurance: Covers medical expenses and lost wages for workers injured on your property. Without workers' comp, an injured worker can potentially sue you as the property owner for damages. Ask specifically whether the contractor carries workers' comp for their full crew — not just their employees, but any subcontractors they use on your project.

Any contractor who can't provide both documents within 24 hours of your request is not properly insured and should not be hired for a project at your home.

Step 3: Get written contracts — and read them

A legitimate remodeling contract should specify: the exact scope of work (what is and is not included), the materials to be used (brand, product line, color), the payment schedule tied to milestones (not a large upfront payment before work starts), the project timeline with start and substantial completion dates, a change order process for scope changes, and what happens if there are material price changes between contract and construction.

Be skeptical of contractors who want 50% or more upfront before work starts. A reasonable deposit is 10–25% at contract signing to cover material orders; the balance should be tied to work milestones. A contractor demanding large upfront payments before starting is a significant risk — they may use your deposit for another project's costs, then slow-roll yours.

Step 4: Ask about permits

Ask directly: "Will you pull all required permits for this project?" For structural work, plumbing, and electrical changes in any Colbert or Lauderdale County home, permits are required. A contractor who suggests skipping permits to "save money" is asking you to take on the legal and financial risk while they avoid the inconvenience of inspections. The correct answer is that permits are included in the scope and cost — not optional.

Red flags to avoid

• Can't provide a license number or COI on request
• Offers a significantly lower bid than everyone else without explaining why
• Wants more than 30–40% upfront before work begins
• Suggests skipping permits to save time or money
