- The bedroom itself: Usually 200–300 sq ft minimum for comfortable furniture arrangement. Some homeowners go larger (350–450 sq ft) for a sitting area or home office nook.
- The ensuite bathroom: 80–150 sq ft with a walk-in shower (or tub + shower), double vanity, and toilet. In larger master suites, a soaking tub in addition to the shower is popular.
- Walk-in closet: 50–100 sq ft minimum to be functionally useful; larger closets with built-in shelving are common in master suite additions.
- HVAC extension: The addition needs heating and cooling tied into your existing system or served by a dedicated mini-split unit.

Where does the addition go?
Most master suite additions are built off the rear or side of the home. The location determines foundation type (matching your existing home's crawl space or slab), how the roofline connects, and how the addition integrates with your home's exterior appearance. Foundation type
If your home has a crawl space foundation, your addition will too — this requires proper ventilation and moisture barrier in the crawl space, which we include. If your home is on a slab, the addition slab requires proper vapor barrier and edge termite protection. In Cherokee and rural Colbert County, rocky soil sometimes adds footing cost. We assess this upfront.
Roofline connection
The most common roofline for a rear addition is a shed roof (one slope) or a gable roof that matches the existing home's pitch. Matching a complex hip roof or adding dormers adds framing cost. We'll walk you through the tradeoffs in terms of appearance and cost at the estimate.
