Open Concept Remodel: What to Know About Load-Bearing Walls

Open-concept floor plans are among the most requested features in Northwest Alabama home remodels. But before you swing a sledgehammer, you need to know whether the walls you want to remove are load-bearing — and if they are, what it takes to remove them safely.

How to identify a load-bearing wall (basics)

A wall is load-bearing if it carries the weight of the structure above it down to the foundation. General indicators include:

• Walls that run perpendicular to floor joists (you can often check this from the basement or crawl space)
• Walls that sit directly above a beam in a crawl space or basement
• Walls in the center of the house, parallel to the ridge line
• Walls that stack vertically through multiple floors

However, Alabama homes built before 1980 often have non-standard framing, and even experienced contractors can't always tell without opening up the wall. Never remove a wall without confirming its structural role first.

What's typically inside walls (the surprises)

In older Cherokee and Colbert County homes, opening walls reveals:

• Knob-and-tube wiring — common in pre-1950 homes, must be upgraded
• Plumbing supply or drain lines — must be rerouted before wall is removed
• HVAC ducts — needs to be relocated through the ceiling or floor
• Asbestos-containing materials — in homes built before 1980, insulation, drywall compound, or floor tiles may contain asbestos and require abatement

We budget a 10–15% contingency for discoveries like these in older homes. Most of the time nothing surprises us, but occasionally we find issues that affect scope and timeline. You'll always know immediately if something unexpected comes up.

The beam solution

When a load-bearing wall is removed, its load must be transferred to a new beam supported at both ends by posts or jack studs that transfer the load to the foundation. Beam sizing must be engineered — the wrong size beam will deflect or fail over time. We use LVL (laminated veneer lumber) beams engineered for the specific span and load, which gives you both strength and long-term stability.

Permits are required

Removing a load-bearing wall requires a building permit in Alabama. The permit application includes structural drawings showing the new beam, its support points, and how the load paths down to the foundation. We handle all of this for you — permits, engineering, inspections.
